Price rises start to slow?

Average prices of Bangkok condominiums appear to be slowing, according to data from the Real Estate Information Centre of the Government Housing Bank.

During the first the months of the year, prices of condominium units in Bangkok, Nonthaburi and Samut Prakan increased by 4.9 percent compared with the same period last year.

In the final three months of last year average prices rose by 5.1 percent.

During the first quarter, the prices of mid-range condominium units priced between THB 80,000 and THB 120,000 per sqm rose by an average of 5.6 percent.

The research also showed that prices of condominiums priced above THB 120,000 per sqm increased by 4.8 percent compared with the same period last year. The prices of condominium priced between THB 50,000 and THB 80,000 per sqm increased 4.3 percent.

Accordig to the Real Estate Information Centre, the top five locations for higher-priced condominiums in Bangkok were Sukhumvit, Phayathai-Ratchathevi, Nonthaburi, Silom-Sathorn and Bangrak. However the price increase rate for the first quarter of this year was still lower than the rate registered in the fourth quarter of last year – which averaged 5.1 percent.

The price increase was attributable to the fact that condominium buildings, especially in the upper mid-range sector, were located close to mass-transit stations.

During the first three months, the price of single houses in Bangkok, Nonthaburi and Samut Prakan increased by an average of 1.7 percent compared with the same period in 2015.
