As many as 250 curricula have been produced, with some 10,000 quality personnel being fed to the market each year. In just 6 years, the institute has provided 70% of participating PLUS personnel with career advancement and propelled about 400 high-potential personnel into important positions within the organization.

Plus Property is advancing its leadership role in property management, with the company recently winning the “Best In-House Learning Academy” award given to excellent intra-organization learning institutes by the international-level Employee Experience Awards 2025. The win reflects achievements which can be attributed to the company’s foundation, which was built on its people and a service mindset and which has been maintained for almost 30 years.
The core unit at the heart of the win was Plus Eduplex, an intra-organization learning institute that PLUS founded under a clear belief that “uplifting the level of service begins with the creation of quality personnel”. Hence, PLUS pursued the nurturing of a people-centric approach within its organization, heeding the demands of both clients and staff. This culminated in curricula that truly responded to the career growth of personnel and the demands of the property management market.
Mr. Santi Srisongkram, director of Plus Eduplex institute, Plus Property Co., Ltd., elaborated that PLUS’s strong suite was in property management, with some 440 residential projects and commercial buildings under management. These property projects hail from all segments of the real estate market and comprise about 126,000 residential units and 20 million square meters of areas. With this formidable portfolio, PLUS has an in-depth understanding of the property management market and was aware of which matters needed to be improved to accommodate the continual changes within this business. This awareness prompted the decision to found the Plus Eduplex institute 6 years ago, along with the development of various curricula that responded broadly to the demands of the real estate market.
5 strategies behind the success of Plus Eduplex
1) Designing curricula that truly responded to the requirements of personnel and the business sector: Undertook curricula design corresponding to the needs of the property management market as well as the career growth paths of PLUS personnel. Opportunity was given to personnel to expand on their cross-disciplinary skills in a flexible way, improving said personnel’s capacity to respond to business requirements in the modern era. This was made possible by diverse curricula such as residential project management and administration, safety and emergency response, understanding the behavior of Chinese clients, Lifestyle Concierge training, image and attires maintenance, high-value assets maintenance, butler service, and Service Excellence.
2) Model simulating a real educational institute, aimed at promoting a sustainable learning culture: Deans were appointed from specialists in various work disciplines within the organization and tasked with supervising and designing the curricula offered by the faculties within the institute. Learning was augmented by a multitude of activities, including workshops and roleplays in class and hands-on learning that delivered real experience. This enabled personnel development to progress in both the theoretical and practical aspects while learners undertake compulsory subjects which were required by their field of work and free electives which they were interested in. Learning performance was tested like at real-world educational institutes, with learners taking the PMAT (Property Management Assessment Test) – a test standardized by PLUS and issued by its executive team – to gauge the quality of learning in the property management aspect every year.
3) Nurtures quality people, fostering the growth of personnel at all levels: Plus Eduplex has been successful in fostering observable personnel growth. As much as 70% of personnel who enter training were given opportunities for promotion or role expansion within the organization. A group of High Potential Talents, comprising about 400 individuals, was also yielded within just 6 years. These talents have been the driving force behind the creation of 4 new business lines while bringing concrete success to the organization, illustrating how “good learning” can become the heart of driving sustainable business growth.
4) Driving the new generation using the “nurture, sculpt, push” concept, via the Living Executive Solution program: Projects were designed by systematically linking business goals with the career paths of members of the new generation. Students learned by hands-on practice guided by professionals and were given opportunities to present their work results to organizational executives. This program leveraged Plus Eduplex’s advantage in targeted human resource production and won the 2025 national-level CWIE award for excellent workplace used by the Ministry of Higher Education, Science, Research and Innovation, reasserting PLUS’s role as a leader in people development in Thailand.
5) Launching of the first Luxury Management Academy! Nurturing an above-and-beyond service DNA catering to the needs of premium clients: Commitment to creating personnel specifically for the management of luxury-level property projects. This is done under collaboration with experts in Thailand and abroad, such as the Fine Arts Department, Nai Lert Butler Academy (Partnered with The British Butler Institute), School of The Oriental Hotel Apprenticeship Program (Mandarin Oriental Bangkok), RCB Auctions, and the hotel business division of the School of Tourism and Hospitality Management, Suan Dusit University. Said collaboration partners help to organize training for PLUS personnel, enabling the standard of service to meet the global level and the requirements of premium clients to be accommodated.
