Strong demand for family homes

There is a growing and noticeable trend in Phuket for more expatiates within Southeast Asia to relocate to the island whilst commuting to major cities such as Singapore, Hong Kong, Kuala Lumpur and Bangkok.

Phuket’s international airport provides convenient access to multiple destinations at low costs therefore making the option of using the island as a base to do business throughout the region a viable one.

Living standards, the cost of living and infrastructure that Phuket now has to offer is a major draw for families who would otherwise be living in much smaller and more expensive properties in locations such as Singapore and Hong Kong.

For the price of a two-bed condo in Singapore, a family could own or rent a four-bedroom villa with a private pool in Phuket. The island also offers first class schooling, international medical care, good infrastructure, fantastic beaches, numerous leisure activities, great dining, a large expat community and a lifestyle which many people crave.

SRE GraphWith more families moving to Phuket people require spacious accommodation with a minimum of four-bedrooms, a large pool, garden, a good location and secure environment. Their budget is normally in the THB 20 million price range.

A great example of this type of property is this four-bedroom freehold villa (pictured) which sits in a quiet, residential area known for its high-end properties. The spacious, 800 sqm property features mature gardens and an internal area of 450 sqm. This really can be an ideal family home, perfect for entertaining with good mature garden area suitable for pets and with high walls.

The large, U-shaped kitchen features modern, gloss-white cabinetry with high-end appliances. The attached breakfast bar/work space seats three. The kitchen flows into the large dining area. The lounge features vaulted ceilings and opens onto the terrace. The spacious pool terrace with large 54 sqm swimming pool features a modern design, an external Jacuzzi and Sala – perfect for outside dining and entertaining.

The roof terrace Sala offers another option for entertaining or just relaxing. It hosts a small prep kitchen, a dining area, and a seating area – all with expansive sea views.

Three of the bedrooms have ensuite bathrooms. The master suite hosts a walk-in wardrobe and a walk out balcony is available from bedrooms with great sea views.

The house is finished in a modern style with excellent attention to detail. The floors are teak and the bathrooms are finished in tile and granite. The ceilings are quite high, leading to a peaceful, cool airy feeling. In addition, there is also a maid’s room and a laundry room. The spacious car port will accommodate two cars and has automatic gate.

The home has both a home security system and estate security with a guard at night.

The price has been reduced to sell quickly, which brings us on to another current hot topic in Phuket’s property market. The Russian seller of this property has seen a dramatic devaluation in the Russian rouble, This property was originally bought for almost THB 30 million but the seller can offer it for only THB 19 million and still walk away from the sale without losing money.

This really is a great opportunity for a buyer to purchase a property well below its appraised market value.
