Rental battle intensifies

The battle for the accolade as Bangkok’s most-searched district for rental properties on Thailand’s number one English language property portal intensified again this week as On Nut regained the number one position – knocking its arch rival Bang Na into second place.

Both locations have now held the top spot for three weeks each during the first six weeks of 2016 according to research and data produced by www.thailand-property.com.

Perennial expatriate favourite Sukhumvit held on to third position – the place it has now occupied for the previous four weeks – and for five of the six weeks in 2016 to date.

Making a rare appearance in fourth place in the most-searched top five rankings last week was Krung Thonburi, while Ratchadamri made it into fifth place – its first appearance in the most popular Bangkok rental property locations since the first week of the year.

Adam Sutcliffe, Managing Director of Dot Property Group (Thailand), said: “It is becoming increasingly clear that existing mass-transit routes, especially the BTS skytrain, is playing an important role in the decision-making process for people who want to rent in Bangkok.

“Obviously the fact that On Nut and Bang Na have been topping the charts for six weeks indicates that people are prepared to look further from the centre of the city, where their money will go further.”

He added that the regular appearance of Sukhumit and Ratchadamri in the most-searched top five locations indicated there is also a strong market for the higher-end, generally larger and more expensive rental properties in Bangkok.

Once again Sutcliffe stressed that Bangkok real estate agents, their clients and property developers can make fantastic use of this free, valuable and up-to-date information – and direct their marketing efforts towards the locations where there is current real demand for rental properties.
