MD meets Moniiq Sukhumvit 64

Following their recent success at the Dot Property Show Siam Paragon, I was keen to take a closer look around the Moniiq Sukhumvit 64 showroom next to Punnawithi BTS station to understand just how this project, the company’s first here in Thailand, was selling so fast.  It was one of the undisputed stars of the Dot Property Show, recording a great number of sales and so we called the team to arrange a closer inspection.

The managing director of Sankyo Group, Khun Sudthipong Chailanggar, was kind enough to give me a guided tour of the showroom which is conveniently located on Sukhumvit Road, just a few steps from Punnawithi BTS exit 2.  

On the first floor of the showroom there are two unit types available to view, the Type A 28 sq. m style and Type F 48 sq. m layout.  I was immediately impressed with the design and layout particularly of the smaller 38 sq. m unit which has been made to have a feeling of a much larger space through clever design and clean decoration.  The Japanese influence runs through this project due to Sankyo Group’s Japanese origins. It’s in Japan where they have a huge number of award winning projects in their portfolio, with Osaka in particular featuring many of their high profile landmark projects throughout the city.

The project is located within easy reach of the expressway and provides a shuttle bus service to the BTS which is located around 850 metres from the lobby entrance.  The communal areas have been carefully planned to offer a feeling of natural space with a garden area accompanying the elevated swimming pool.

Buyers at the project so far have been a good mix between those buying to move in and those taking advantage of the investment opportunities.  For a one bedroom 28 sq. m unit in this area, I would estimate a return of around THB 14,000 per month on a new unit whilst the larger two bedroom units would be looking to achieve just over THB 20,000 rental income per month.  Indeed, the ‘For Rent’ search for property between On-Nut to Bang Na is the most searched for within the Thailand Property website right now reflecting a high level of new launches and interest in this rapidly expanding area.

Speaking with Khun Sudthipong, it is clear that the company views Thailand as a huge part of their future and there are plans already in place to launch into Bangkok’s high end market with a separate brand to be developed in the near future.  With Moniiq Condo already 70 percent sold out, it won’t be long before Sankyo Group will be a much more established name here in the real estate market  –  they are certainly one to watch and we are delighted to be working with them on this project.
