Risland bets big on Bangkok condo market

Risland recently launched the first four condo towers at Skyrise Avenue Sukhumvit 64

Developer Risland may be new to the Thailand property market but that hasn’t stopped the firm from launching several ambitious projects in Bangkok this year. The company is looking to not only boost sales, but also increase brand awareness. The new launches include the first phase of Skyrise Avenue Sukhumvit 64, a massive, seven-tower project near the Punnawithi BTS station.

“Our parent company in Hong Kong allows us to make mistakes as we are a new firm,” Risland sales and marketing director Kasemsak Soontarotok told the Bangkok Post earlier this year. “We will keep launching new projects to prove our development plan as a Chinese developer.”

One unique aspect of Skyrise Avenue Sukhumvit 64 is the approach Risland is taking to meet consumer habits. The first phase of the project will feature four condo towers and 1,961 units. Each tower will cater to the specific needs of either Thai or overseas residents whom the developer noted have different preferences.

“Facilities such as swimming pools at the towers targeting Thais will be indoors or in the shade as most of them don’t like sunlight,” Kasemsak said. “For foreigners’ towers, all facilities will be outdoor and include walking tracks.”

While some homebuilders have experienced a decline due to the COVID-19 pandemic, Risland has reported strong sales at its projects in Bangkok. During the Dot Property Black Friday Sale in June, the company sold THB12 million worth of condo units in The Cloud Thonglor Petchburi.

“Our sales from international buyers is still robust as Thailand remains a safe haven for foreigners,” Kasemsak said. “If Thailand allows guests entry in October, our customers will be able to come and sign a contract.”

The developer believes it can earn THB1.8 billion in presales at Skyrise Avenue Sukhumvit 64 this year. Risland Thailand is the local arm of Chinese developer Country Garden’s Hong Kong-based subsidiary.
