Office rents up 7.6% y-o-y

Office rents in Bangkok continued to increase during the second quarter of 2015, according to latest research from real estate firm DTZ.

An active leasing market has helped push rental levels upwards. Average office rental levels in the central business district of the Thai capital during Q2 2015 increased to THB775 per sqm per month, up by 2 percent quarter-on-quarter (q-o-q) and 7.6 percent year-on-year (y-o-y).

Grade ‘A’ office buildings in prime CBD locations, with premium quality specifications, properly managed by professional building managers command the highest rents. As at Q2, DTZ witnessed Park Venture commanding the highest asking rent of THB 1,300 per sqm per month, followed by Interchange 21 and Exchange Tower with an asking rents of THB 1,100 per sqm per month.

DTZ reported that as there is limited supply and increasing demand for offices in Bangkok’s CBD, it is anticipated that rental levels will continue to increase for the remainder of 2015.

To maintain rental levels, a number of landlords have explored renovating ground floor and lobby areas in their office buildings to improve their image, it said.
